I am bothered by pests?
If you are bothered by pests such as, for example, wasps, ants, silverfish, mice, etc., you can remove/fight them yourself or you can call a pest controller. The cost of this, is entirely for yourself.
I want to report nuisance, what should I do?
  • 1. First try to contact the nuisance-causer yourself.
  • 2. Ensure positive and constructive communication between you and the nuisance-causer in order to solve the problem together.
  • 3. If the nuisance has not been resolved, you can contact us via our website.
I have locked myself out, what should I do?
If you have locked yourself out, you can call the number listed on our website within office hours, the cost will be at your expense. These costs are €25.00. When you lock yourself out outside office hours you need to call the key specialist:

What do you mean by an emergency repair?
An emergency repair is one that cannot wait such as; a gas leak, severe water leak, power failure (after plug test).
What is a plug test?
  • 1. Switch off all the groups in your group box or remove fuses from the groups.
  • 2. Throughout the house, unplug all appliances. Do not forget the built-in appliances, garden, shed or storage room if applicable.
  • 3. Reset the earth leakage switch and the groups in the group box.
  • 4. Now insert the plugs into the socket one by one, switching on the appliances in turn. Wait until the appliance switches on automatically. Only then move on to the next appliance.
  • 5. Does the earth switch fail again the moment you put a plug in or switch on an appliance? Then you have found the cause of the power failure. The appliance will need to be repaired.
My toilet is clogged, what should I do?
If your toilet does not flush or the water in the toilet rises, the toilet may be clogged. This is your own responsibility. For this, you can contact the following company:

The cost of the unblocking is for you. Be careful which company you contact! Never flush sanitary towels, tampons, toilet wipes, food waste, grease and the like down the toilet. This will cause blockage anyway.
My drain is clogged, what should I do?
You can also solve a small clog yourself. To do this, use a plunger, baking soda or an unblocker. Tips: Use an unblocker. The suction action loosens the dirt. Clean the swan neck (siphon); take a bucket and place it under the siphon. Open the siphon and let the water and dirt drain out. Unclog the sink with boiling water and baking soda, for example. Carefully pour this down the sink. If you use an unblocker, read the leaflet carefully before use. Be careful, it is a chemical agent. Do not use unblockers too often, they can cause damage to the sewer system. If so, call in a sewerage company. You are responsible for their costs. You could call the following sewerage company:

I have a leak, what should I do?

How do I refill my CV?
Open the water tap and then the filling tap of the boiler. You should turn the boiler's filling tap a quarter turn. When the pressure is between 1.5 and 2 bar, first close the filling tap and then the water tap. Disconnect the filling hose and drain the water left in the hose into a bucket.
I have a power failure what should I do?
First check if you are the only one or if no one in the street can use power. On the gas and power outages website, you can check for yourself whether there are any outages in your area. The national fault number for gas and power is: 0800-9009, this is a toll-free number. If you are the only one with no power, do the plug test first.
Who pays the municipal taxes?
As a tenant of a property, you are also a user of the property. You are responsible for the municipal taxes/levies such as; waste collection and sewerage charges, among others.
Where can I dispose of my household waste?
Household waste should go in the grey container if applicable or in the underground container provided. Omrin collects household waste. Check www.omrin.nl
Where do I leave my bulky waste?
You may want to dispose of an old cupboard or items not intended as household waste. You can have this bulky waste collected by Omrin, or take it to the waste disposal site yourself. In any case, bulky waste should never be put on the street without a collection appointment by Omrin! Check the Omrin website for this.
How do I apply for a waste card?

I would like a landlord declaration?
You can log in to your own tenant portal. Here you can choose to request a landlord declaration.
How do I get my deposit back?
When you have handed over the house and the key and an inspection has shown that the deposit can be paid back to you in full, we will refund the deposit to you within 1 month. Check your rental agreement for this.
Do I need insurance?
However, it is wise to properly insure your belongings against theft, lightning, leakage or fire. Also consider glass damage because you accidentally damage a window/door/shower. The house itself, is insured by the landlord.
How do I terminate my rental agreement?
The notice period for a property is at least 1 calendar month, check the rental agreement. You can log in to your own tenant portal. Here you can make the choice to terminate the property.
My tap is loose, what should I do?
A crane that is loose falls under 'minor repairs decision',you have to repair it yourself. The list of minor repairs can be found on the website.
My door handle is loose, what should I do?
A loose door handle falls under the 'Minor Repairs Decree' you have to repair it yourself. The list of minor repairs can be found on the website.
My fence is crooked, what should I do?
You are responsible for straightening the fence/yard partition yourself.
A board is missing from my fence/there is a board broken from my fence, what should I do? My whole fence is broken?
If a fence is broken or a board is missing, it is your responsibility to repair it.
I want draught strips on my door, what should I do?
This falls under the "Minor Repairs Decree". You can find the list of minor repairs on the website. You are responsible for buying and fixing the draught strips yourself.
Who will empty my grease pit?
If you have a grease pit in your premises, you are responsible for emptying it yourself.
My cooker hood filter needs replacing, what should I do?
Replacing a cooker hood filter falls under the 'Minor Repairs Decree'. You are responsible for this yourself. Check carefully which filter you need! The list of minor repairs can be found on the website.

A house becomes available and further? 

The moment an existing rental agreement is terminated, we start looking for a suitable tenant for the available property.

Termination of the lease

Usually our tenants have a notice period of 1 calendar month. This means that we will know from the 1st of the month whether and which living space may become available. As soon as the official termination of the lease has been received, we will start the search for a suitable tenant.

After termination of the lease, the current tenant must cooperate for the purpose of renting out the property to a potential new tenant. This means that the current tenant will cooperate from the moment of termination in order to be able to schedule the viewings as soon as possible after this date.

Rent

The rent of an apartment, studio or single-family home consists of two parts (if applicable), the basic rent and the service costs. The services provided differ per living space.

When looking for a new tenant, we first look at whether there are any changes in these aspects. The price will be adjusted if necessary.

Guarantor

It is possible that when you rent a property from us, you have a guarantor with regard to the rent payment. This can only be done with a form that you can request from us. This form must be signed by the guarantor. This means that the guarantor also identifies himself with us, and we also check with the guarantor whether he can pay the rent on time every month without any problems. If information shows that your guarantor cannot be responsible for your rent payment, this may mean that you cannot live in the property. (check financial conditions) After all, this person becomes responsible for paying the rent if you do not pay the rent or cannot pay it.

Taxes and fees

You pay the taxes and fees. This includes the waste levy and water board charges associated with the actual use of your home and the common areas. Environmental taxes, such as sewerage charges and pollution of surface waters, the contribution to wastewater treatment costs and assessments or levies according to the law. These costs are not part of the rent or service costs. You will receive an invoice from the relevant authority.

Nominate someone for the home you have canceled

It often happens that a current tenant wants to nominate a new candidate. We advise you to report this immediately at the first contact about the cancellation. The nominated candidate must meet our allocation conditions. We kindly request that you leave any agreements and promises with this new candidate to us to avoid disappointment.

Individual requests, with no response to specific available housing

We receive a lot of messages, separate e-mails asking for help in finding housing. We would like to help everyone, but this is not possible due to the limited supply. When a property is placed in the offer, you can respond to it.

Selection

Financial conditions

To ensure that the financial obligations can be met, we have formulated the following conditions. When assessing the various candidates, we look at whether these criteria can be met.

  • Before we enter into a rental agreement, we want to be able to see (in writing/digitally) that our candidate can pay the rent without any problems. This can be through salary, assets, student finance or in another way. This reduces the chance for us that problems will arise during the coming rental period.
  • You must also be able to submit a landlord's statement.
  • Before the rental period starts, we ask you to pay a deposit. The deposit must be paid at all times before the start of the rental period.  This amounts to a maximum of twice the rent of the living space. You will receive this amount back within 14 days after the termination of the rental agreement*. We set these conditions in case we have to pass on any repair costs to the tenant during or after your rental period.

*If there are any outstanding amounts, they will be deducted from the deposit. Then the refund period is one month.

Social conditions

In addition, we want living in one of our buildings to be as pleasant as possible for everyone. So for both the new tenant and for ourselves, but also for our existing tenants. That is why we are also looking for a candidate who fits our living space on a social level.

  • We have a zero-tolerance policy towards drug use and gun ownership. This means that as soon as we are reported or establish a criminal offense, we will immediately terminate the tenancy agreement.
  • Committing criminal offences in and around the house is prohibited.
  • It is also important that you do not cause any nuisance in any way. You are also responsible for the behavior of your roommates, pets, guests, or others who come to you. You live with several tenants in a street, neighborhood or possibly a complex and only together can we keep the living pleasure optimal.

No waiting list

We do not work with registrations like with a housing corporation because we are a commercial landlord. So we don't look at how long a candidate has been looking for housing. This also means that we do not keep waiting lists. If you didn't get it, you will have to respond to an advertisement again next time.

Views

We strive to handle as many enquiries as possible and then select a number of candidates for viewings. If a candidate is seriously interested and meets the conditions, we will schedule an appointment in consultation with the current resident. During the viewing, the candidate can assess whether there is still interest. When an appointment is scheduled for a viewing in consultation with the current resident and on the availability of the current resident, we ask for some flexibility with regard to dates and times.

Request new tenant, new rental period

If, after the viewing, it turns out that the candidate actually wants to rent, the final steps follow, such as drawing up the new rental agreement.

As soon as the accommodation has been accepted, we will draw up the agreement. The tenant will receive this by e-mail as soon as possible after acceptance. If the candidate wants to discuss the contract, that is of course possible. This can be done physically, by telephone or via e-mail. If there are no questions, we ask you to sign the agreement within the set period and to pay the remaining payments, rent a deposit. From that moment on, the accommodation is definitively rented out.

Preparing housing for a new tenant

The old tenant is obliged to leave the living space tidy, as agreed at the start of renting the house and laid down in the rental agreement.

If a new tenant, things such as; curtains, blinds, washing machine, etc., from the former tenant. The former tenant of the property and the new tenant of the property are responsible for making agreements and reimbursements regarding these matters. 

058 Vastgoed is at all times not liable for these, as mentioned above, agreements made by former tenant and new tenant of a home.

Subletting is prohibited

You may not sublet the house, studio, apartment, etc. Subletting means that you let someone else live in the house. It doesn't matter if that other person pays you money for it.

If there is a suspicion that you are subletting the property or even just part of it, we will investigate this. You must cooperate with this. You are responsible for renting the property, it is up to you to prove in the event of a suspicion of subletting to prove that this is not the case.

Letting in employees of 058 Vastgoed

We, employees of 058 Real Estate, do not enter your home without your permission. In the event of an emergency, we must obtain your permission to intervene immediately, for example in the event of a gas leak or burst water pipe.

You can also let us in when we need to carry out maintenance work or repairs. If a viewing is scheduled or we need access to your home to carry out maintenance-repair work in and around the property.

If you are unable to do this yourself, you need to arrange for someone else to do it on your behalf.

Insurance for your household contents

You must take care of your own contents and liability insurance. Contents insurance insures damage caused by, for example, water, theft, fire to your belongings, contents. Liability insurance compensates for damage for which you are legally liable. For example, you cause damage to someone else's belongings. Your insurer is the one you should contact about these insurances.

Connections between energy suppliers and network operator

If we have not agreed with you in the rental agreement that we will supply gas, electricity and water, you are obliged to enter into a contract with an energy supplier yourself. You must do this from the moment the rental agreement starts. This also applies to the connection with the network operator.

If you do not enter into a contract with a network operator and energy supplier and you are therefore disconnected, you are responsible for the costs involved.

Moving into a new home

Once all steps have been completed, the new tenant can move into the living space. This can be done from the first day that the rental agreement starts. Unless this is on the weekend or on a public holiday. In that case, it can be done on the next working day.  Please note the meter readings (gas, water and electricity) immediately from the first day that you move into a house excluding GWL and pass them on to us.
